When choosing to build a custom home you, the customer, are a key piece of the puzzle and are in charge of many building decisions rather than us making those decisions for you. Choosing to build “custom” allows you to select everything from the layout of your home, to the style of the door knobs and everything in between. Building a Custom Home
Step - 01
Location & Lot Selection
The initial and arguably most important step in building your dream home, is selecting the perfect lot and location. Where you build is just as important as the physical house itself. Here are some important things to consider when selecting a lot:
Proximity of important amenities
Orientation of the lot to the sun
Average cost of property taxes in the area
Trees, parks, or green space nearby
Streets and traffic nearby
Access to highways or main roads
Slope and shape of lot
Step - 02
This is when the fun begins! The second step is where the initial design plan as well as buyer’s needs and wants are discussed, while also considering your budget. We recommend that prior to beginning the building process, buyer’s formulate two lists separating their “needs” vs “wants.” Although we do our very best to accommodate a buyer’s needs AND wants, it’s important to come in with a flexible mindset, as some requests may not be permissible.
Step - 03
Obtain a Building Permit
This step is fairly self explanatory. Obtaining a building permit is entirely our responsibility, so you can sit back and relax while we get to work.
Step - 04
Material, Finish & Colour Selections
After the design plan has been approved and the permits are in place, it’s time to select the finishes, colours, and building materials. Start thinking broadly about what kind of style of home you like— we find using sites like Pinterest and Houzz are particularly helpful here. Thinking of the kinds of materials you want to include for countertops, finishing, flooring, cabinets, backsplash, handles are all important things to consider in this stage of the design process.
Step - 05
Once the design style and elements have been selected, we begin the construction process of your dream home. Throughout each phase of construction, we meet with our client to ensure their vision is coming to life. We take a proactive, rather than reactive approach to ensure a seamless building process from start to finish.
Step - 06
After ensuring all phases of the construction process are completed to your satisfaction, the construction phase is complete. Prior to move-in day we will go through your new custom home with you in great detail. The goal of this walk-through is to look for items that may need a little extra attention prior to you moving in. We will create what is called a “punch list” which outlines all final items that need to be finalized before the construction process is considered complete, and you make your final payment. During this walk-through, we will also review with you how appliances work including thermostats, dehumidifiers, hot water tanks, breakers and how to maintain these items for your safety.
Step - 07
Turn Over Home to Customer
This final step of the building process and the most rewarding, is giving the keys to you, our happy customer! This is the step which we’ve all been waiting for, and it is a day filled with excitement. We will do a final walkthrough with you to make sure everything looks right, and any final jobs have been completed to your satisfaction. Lastly, we will sign some papers and then you’re ready to move into your new custom home!
